Why asbestos was used in soffits

Asbestos-cement sheet was widely used because it was durable, fire resistant and suited to exterior conditions. It can appear as smooth or textured eave lining, narrow strips, gable-end panels, porch ceilings and boxing around the roofline.

You cannot reliably confirm asbestos by appearance alone. Age and visual clues may raise suspicion, but a representative sample analysed by an appropriate laboratory is the reliable way to identify the material before work disturbs it.

When soffits should be checked

Arrange identification before work starts if a roofer, builder, electrician, painter or other trade may drill, cut, remove or damage an older soffit. Testing after the first sheet has been broken is too late to prevent an uncontrolled disturbance.

  • Before reroofing where guttering, fascia or eave linings may be disturbed
  • Before replacing damaged soffits or altering the roofline
  • Before installing lights, cameras, vents or cabling through soffit sheets
  • Before exterior demolition, recladding or major renovation
  • When sheets are cracked, weathered, loose or already broken

A sample and a survey are not the same thing

A targeted sample can answer a limited question about one suspected soffit material. A survey considers the agreed work area more broadly, records locations and condition, identifies limitations and recommends what should happen before the project proceeds.

Homes can contain different soffit materials from different renovation periods. One negative result should not automatically be applied to every sheet around the house unless the surveyor has established that they are the same material.

Can asbestos soffits be left in place?

If bonded asbestos-cement soffits are in good condition and will not be disturbed, managing them in place may be appropriate. Record their location, keep them in sound condition and make sure future contractors know they are present.

Removal becomes the practical option when the sheets are damaged, the planned work will disturb them, or retaining them would create an ongoing risk. Do not water-blast, sand, scrape, drill or break suspected asbestos soffits.

How licensed Class B removal is planned

Non-friable asbestos-cement soffits can generally fall within Class B licensed work when the material and proposed method remain non-friable. The removalist must still assess the actual condition and method before confirming the licence class and controls.

  • Package, transport and dispose of asbestos waste lawfully
  • Complete the agreed independent clearance or handover process

Coordinate the soffit work with the roofer or builder

The best time to plan soffit removal is before scaffolding, roofing and follow-on trades are booked. The quotation should state who provides access, who disconnects or makes safe any electrical fittings, who arranges the clearance, and when the builder can enter the area to install replacement linings.

Good coordination reduces delays and prevents a roofer or electrician from unexpectedly encountering suspect material midway through the job.

What affects the removal price?

The cost depends on the soffit area, storey height, access, sheet condition, fixing method, roof shape, proximity to neighbours and whether scaffolding, sampling or independent clearance is included. A small single-storey section is a different job from soffits around a two-storey house above decks and shared access.

For a useful quotation, provide the address, photographs of every elevation, approximate measurements, any laboratory or survey report and details of the roofing or renovation programme.
