What the clearance process does

The person completing the clearance considers whether the agreed asbestos removal area is free from visible asbestos contamination and safe for normal use under the applicable requirements. Depending on the class and circumstances of work, the process may include documentation review, a visual inspection and other assessment steps.

Who can complete it

Class A removal work has specific independence and licensed-assessor requirements. WorkSafe states that clearance for Class B work, where required, can be completed by a licensed assessor or a competent person. The person and process must fit the job and the regulations.

When customers should ask about clearance

Discuss clearance before accepting the quotation, especially where the job is licensed, a workplace or rental is involved, the work area will be handed directly to another trade, or the client’s contract requires evidence.

  • Who will arrange the clearance?
  • Is the assessor or competent person independent where required?
  • Is the cost included or separate?
  • What area is being cleared?
  • What records will the client receive?

What it does not prove

A clearance relates to the defined removal area and completed work. It does not certify every part of the building as asbestos-free, and it cannot cover hidden or excluded material that was not part of the removal scope.

PropertyHelp identifies clearance responsibilities in the job planning so the client, removal team and follow-on trades understand the handover point.
