TEST BEFORE RENOVATING

Asbestos Testing Auckland

Asbestos cannot be confirmed reliably by appearance alone. PropertyHelp Ltd provides targeted asbestos sampling in Auckland and arranges laboratory analysis so homeowners, builders and property managers can make decisions using evidence. Testing is particularly important for materials in homes built or renovated before 2000, including 1950s homes where asbestos-cement sheets, eaves, roofing and flooring may be present.

WHAT WE CAN ASSESS

A survey matched to the work you are planning.

A targeted sample answers a question about one material. An asbestos survey goes further by inspecting the agreed areas, recording suspected materials and their condition, arranging laboratory analysis where required, and reporting findings and limitations for the next stage of work.

OUR APPROACH

From survey scope to clear findings.

01

Discuss the planned work

We identify what will be disturbed and which accessible materials may require confirmation.

02

Inspect and take a bulk sample

Representative material samples are collected using controls appropriate to the suspected product and location. Swab samples are not used to identify asbestos during a survey.

03

Laboratory analysis

Samples are sent to an appropriate laboratory to confirm whether asbestos is present.

04

Explain the result

We match results to sample locations and explain practical management or removal options.

SITE-SPECIFIC DETAILS

What can affect the job.

The planned work determines the survey scope. Access restrictions, concealed materials and the number of different products can affect inspection time, sampling and laboratory turnaround. The report states what was inspected and any limitations.

  • A sample represents the material and location from which it was taken
  • Concealed or inaccessible materials remain outside a targeted inspection
  • Major refurbishment or demolition may need a more intrusive survey
  • WorkSafe's April 2026 guidance excludes swab sampling for asbestos identification during surveys

COMMON QUESTIONS

Helpful answers before you begin.

Do 1950s New Zealand homes contain asbestos?

Many do, but age alone does not prove a material contains asbestos. Common locations include eaves, fibre-cement cladding, roofing, backing boards and some flooring products.

Can you identify asbestos from a photograph?

A photograph may help identify a suspected product, but laboratory analysis of a representative sample is needed for confirmation.

When should testing happen?

Arrange testing before drilling, sanding, cutting, lifting flooring, demolition or any renovation likely to disturb a suspected material.

Important: Do not drill, sand, cut, scrape or break suspected asbestos. If material is damaged, keep people away and seek competent advice.

GET A CLEAR SCOPE

Tell us about the property.

Send the property address, approximate building age, planned renovation or demolition work, photographs and your preferred timeframe. We will explain the appropriate inspection and sampling scope.
